Move-Out Cleaning in Vancouver: What You Actually Need to Do
A move-out clean is not a big regular clean. It is the empty-unit clean a landlord inspects for: inside every cabinet, behind the fridge, the oven door glass, window tracks and closet shelves. Get the order wrong and you clean the floors twice. Get it right and the walkthrough takes fifteen minutes.
What a move-out clean actually covers
The standard is the unit as if nobody had lived there: empty, wiped, and free of the evidence of the last tenant. That means inside the cabinets and drawers, not just the fronts. It means the space behind and under the fridge and stove, the top of the kitchen cabinets, the inside of the oven and its glass, the window tracks, the closet shelves, the light fixtures and the vents.
It also means the things you stop seeing after a year: the scuff marks at hip height in the hallway, the dust on the bathroom fan cover, the film on the balcony door glass, the hair trap in the drain. A regular clean maintains a lived-in home. A move-out clean removes a tenancy.
The order of work matters more than the effort
Most DIY move-out cleans fail on sequence rather than scrubbing. Two rules fix it.
Dry before wet, top before bottom
Vacuum and dust first, then wash. Start at the ceiling and work down: light fixtures, vent covers, the tops of cabinets and door frames, then walls, then baseboards. Dust falls as you work, so anything cleaned low first gets a second coat. In the oven, scrape dry before applying anything wet, and let the cleaner sit rather than scrubbing harder.
Inside before outside, floors last
Cabinets and drawers come out empty and get wiped inside before anything goes back. Appliances get pulled out and cleaned behind before the kitchen floor is touched. The bathroom is done before the hallway. Floors are last in every room, and carpet is vacuumed in two directions because the pile stays flat in one.
Room by room: what gets checked
This is the list a landlord or property manager walks with.
| Room | What gets checked |
|---|---|
| Kitchen | Oven interior, door glass and the gap between panes; stovetop and drip bowls; range hood filter; fridge inside, behind and the door seal; cabinet interiors; sink, taps and drain |
| Bathroom | Tub and surround, caulk line, toilet base and bolts, vanity and mirror, fan cover, drain hair trap, tile grout |
| Bedrooms | Closet shelves and rods, inside drawers, window tracks and sills, blinds, baseboards, under the bed, floors |
| Living area | Baseboards, switch plates, door frames and the tops of doors, light fixtures, vents, windows, floors |
| Entry and laundry | Door track and threshold, closet, washer and dryer, lint trap, dryer vent, floor edges |
| Balcony | Railing, floor, door track, and any debris, subject to strata rules |
Six items account for most failed inspections: the oven interior, the fridge door seal, window tracks, blind slats, tub caulk and the tops of the kitchen cabinets. All six are invisible in normal use.
How a move-out clean differs from a deep clean
A deep clean is for a home someone still lives in. It goes further than a regular clean: inside the oven, behind furniture, baseboards, grout, vents. But the furniture stays, so the clean works around it.
A move-out clean assumes the unit is empty and the standard is inspection: cabinets out, appliances pulled, closets wiped shelf by shelf, and the job judged against a checklist rather than how the room feels. It also has a deadline attached.
That is why they are booked differently: one around furniture, the other around a key handover. If the keys are going back, the move-out clean is the one that matches the inspection.
When to book it: 1-bed versus 3-bed
Book the clean for after the movers leave and before the walkthrough, with a day between them if you can. A buffer day means a missed corner does not become a missed deadline.
| Unit | Plan for | Price |
|---|---|---|
| 1 bed / 1 bath | One morning. Book two days before the walkthrough. | from $329 |
| 2 bed / 2 bath | Most of a working day. Clear the kitchen first. | quoted at booking, inside the $329–$549 range |
| 3 bed and up | A full day. Book it as the last thing before the keys go back. | up to $549 |
Two scheduling details catch people. In a strata building the elevator has to be booked, and move-out slots are often restricted to weekday hours, so a Saturday clean may not line up with a Saturday move. And if the building requires a move-out inspection with the manager present, work backwards from that appointment rather than from the day you hand over keys.
What it costs in Vancouver
A move-out or possession day clean runs $329 to $549 and takes about four hours. A deep clean of an occupied home runs $349 to $549. Listing prep for a realtor is $249, and recurring home cleaning runs from $119 for a one-bedroom to $179 for four or more bedrooms.
Pricing is flat rate, never hourly, and shown before you book, so the number does not move because the oven took longer than expected. Payment is after the clean. Framework Property Care carries general liability insurance and offers a 48-hour re-clean if something on the agreed list was missed, which matters when the walkthrough is already booked.
Compare that with the deduction. A disputed cleaning charge is not capped by what a clean costs, and arguing costs weeks. The move-out cleaning checklist shows the scope for free.
Doing it yourself: where DIY usually fails
Plenty of tenants do a good move-out clean themselves. The failures cluster in the same places.
- The oven door glass. The gap between the panes holds a brown film no spray reaches. Scrape at a low angle with a blade, and keep caustic cleaner off the enamel frame.
- The fridge gasket. Wrap a cloth around a butter knife and run it along the fold of the seal. That fold is where the smell lives.
- Behind the fridge. Pull it out. Floor dust and coil build-up behind it are a standard deduction here, and the drip tray is worse.
- Window tracks. Vacuum first, then wipe. Flooding the track washes grit into the drain slots and leaves a grey line.
- Blinds. Close the slats, wipe across, then open and wipe the other way. One direction leaves stripes.
- Baseboards in newer builds. Wipe, do not wash. MDF baseboards swell at the joint if water sits.
- Vinyl plank and laminate. Do not steam mop. Heat and moisture lift the seams.
- Carpet. Vacuum in two directions, slowly, and empty the canister halfway. A full canister stops lifting grit.
After the clean, photograph the empty rooms from the doorway. That set is your evidence.
The Vancouver part: rain, salt and strata rules
Vancouver units collect a specific kind of dirt. Salt and grit from the sidewalk come in on boots and stain entry tile, grout and the mat. Six months of rain leaves a grey film on balcony glass and window exteriors that nobody cleans from inside. Basement suites in older houses grow a thin mould film on the cool side of exterior walls, which wipes off but returns if the room is closed up.
Strata buildings add rules. Move-out fees, elevator bookings limited to weekday windows, and protection of common corridors are all part of the day, and a hallway scuff from a dolly can become a charge to you. Check the building’s move-out requirements before the clean, not during it. If you want to see what a finished unit looks like, our before and after transformations show the standard, and a move-out clean covers the full checklist.
Frequently asked questions
How long does a move-out clean take?
About four hours for a typical one or two bedroom, longer for a three bedroom or a unit that has not been deep cleaned in a while. It is done after the furniture is out, because cleaning around furniture wastes most of the time.
Do I need to clean if I hired a cleaner?
No, but keep the invoice. A dated receipt naming the address is the strongest thing you can hold at a walkthrough, and it answers a claim that the unit was left dirty better than any description of the work.
Should I clean before or after the walkthrough?
Before. The walkthrough is when condition gets recorded, so the clean has to be finished by then. Leave the keys until after the inspection, and keep your own photos of the empty rooms.
