Deep Cleaning Services in Vancouver: What You’re Paying For
A professional deep clean in Vancouver runs $349 to $549 and takes about four hours. What you are paying for is not a longer version of a regular clean: it is the work that only gets done when someone has the equipment, the order of operations and the time to do it properly. Here is exactly what that covers, and what it will not fix.
What a deep clean actually is
A deep clean is a reset. It assumes the home has drifted: grease on the kitchen cabinets above the stove, soap film on the shower glass, dust on the tops of door frames and the back of the toilet cistern, grit in the window tracks, a fridge with a shelf that has not come out in a while.
The list is longer than a maintenance list, but the real difference is that a deep clean includes the surfaces and edges that get skipped when time is short. The inside of the oven and the fridge. The baseboards and the door frames. The grout lines, the shower seals, the extractor fan grille, the light switches and the handles that hands actually touch.
Maintenance clean versus deep clean
Both are flat-rate, both are cleaned to a written list. The difference is what is on the list.
| Task | Recurring visit | Deep clean |
|---|---|---|
| Floors, vacuumed and mopped | Every visit | Every visit, plus edges and corners |
| Bathroom fixtures and glass | Wiped and descaled | Plus grout, seals, fan grille, behind the toilet |
| Kitchen surfaces | Wiped | Plus cabinet fronts, backsplash, range hood |
| Inside oven and fridge | Not included | Included |
| Baseboards, door frames, vents | Spot-wiped | Full pass, top to bottom |
| Interior windows and tracks | Usually extra | Included in the quote or listed as an add-on |
| Time on site | About two hours | About four hours |
The recurring price reflects a home that is already held at a standard. The deep clean price reflects getting it there the first time.
The order of work matters more than the products
Most disappointing DIY cleans are not a product problem. They are a sequence problem: dust knocked onto a floor that was already mopped, or a wet cloth dragged across a dusty baseboard so the dust turns to a film that dries white.
- Clear and declutter, so surfaces can be reached rather than cleaned around.
- Dust from the top down: ceiling corners, light fittings, the tops of door frames and cabinets, then sills, then skirting boards.
- Kitchen: apply degreaser to the range hood, backsplash and cabinet fronts, and let it sit while you work elsewhere.
- Bathrooms: fixtures, glass, grout, seals, fan grille. Bathroom cloths stay in the bathroom.
- Appliances: oven, fridge, microwave, with the shelves out and soaking rather than being scrubbed in place.
- Vacuum everything, including under the bed and along the carpet edges, then mop hard floors.
- Glass and mirrors last, once the dust has settled. Buff with a dry microfibre, not a wet one.
That is roughly four hours of steady work for a typical apartment, which is why the price is what it is.
What is genuinely hard without professional gear
Some of the job is elbow grease. Some of it needs equipment you do not own and would not buy for one Saturday.
Steam and grout
Commercial steam loosens grease and soap scum without flooding the surface, and it gets into grout lines and the rubber seals around a shower where a cloth cannot reach. It also refreshes mattresses and upholstery without soaking the filling, which is the part most people get wrong with a rented machine and too much water.
Carpet extraction
Carpet in a Vancouver rental holds salt, grit and pet dander down at the base of the pile. A vacuum lifts the surface; extraction pulls the rest out. Doing it badly, with too much water and no drying air, leaves the underlay damp and the room smelling of it for days.
Glass, tracks and hard-water film
Shower glass with a year of mineral film needs a proper descaler and dwell time, and window tracks need a vacuum with a crevice tool before anything wet goes near them. Clean glass in indirect light, too: direct sun dries the solution before you can buff it, and that is where streaks come from.
What a deep clean will not fix
It is worth being straight about this before you book. A deep clean removes soil, film and grease. It does not remove permanent staining, cigarette tar that has soaked into drywall, paint splatter, adhesive residue, or mould that has gone into the substrate. Scratched glass stays scratched. Caulk that has cracked or gone black needs replacing, which is a different trade.
Grout that has absorbed oil or dye will lighten but may not return to its original colour. If a previous tenant left a burn mark on a counter, no amount of steam will lift it. A good company will tell you what is achievable before the visit rather than after, and the honest answer is sometimes “that needs a repair, not a clean”.
Deep clean or do it yourself
You can absolutely deep clean your own home. The question is what it costs in time and kit. A steam cleaner, an extractor, a ladder, crevice tools, descaler, degreaser, and enough microfibre to keep flipping to a clean face rather than smearing dirt around: that is a real shopping list for a job you might do twice a year.
Then there is the four hours, which is four hours of actual work, not four hours with a podcast on. Most people run out of patience in the bathroom, which is the room that most needs the patience. If you enjoy it and have the gear, do it. If you would rather not spend a Saturday on the shower seals, that is what the price is buying.
What it costs in Vancouver
A home deep clean is $349 to $549 and takes about four hours, depending on size, bathrooms and condition. A move-out or possession-day clean is $329 to $549, and it covers a similar scope with a different standard at the end: handover rather than lived-in. Listing prep for a realtor is $249 and runs about two hours, because it is built around what a camera sees. Recurring cleaning, once the home is at standard, is from $119 for a one-bedroom to $179 for four or more bedrooms.
All of it is flat rate, quoted before you book, paid after the clean. If a company will only quote you an hourly rate for a deep clean, ask for a cap. The scope is knowable in advance, so the price should be too.
The Vancouver details that change the job
Rain and road salt arrive on every boot from late autumn, and the grit works into entryway tile, carpet edges and the tracks of sliding doors. It has to be vacuumed before anything gets wet. Wildfire smoke season leaves an oily residue on horizontal surfaces and in the filter of the range hood, and water alone does not cut it; that film needs a surfactant and a rinse.
Older character homes in Mount Pleasant and Kits come with radiators whose fins hold dust, single-pane windows that show every streak, and original fir floors that want a damp mop rather than a wet one. Strata buildings add elevator bookings and window-cleaning rules, which is why we ask about both when you book. We work across 32 neighbourhoods in Downtown, East Vancouver, Vancouver West and South Vancouver.
Frequently asked questions
What should I do before the cleaner arrives?
Declutter floors and counters so surfaces can be reached. Do not pre-clean; you would be paying twice. Tell us about pets, parking and the buzzer, and if the oven has a self-clean cycle, leave it alone: the baked residue is harder to remove than the grease it started as.
How often should a deep clean be booked?
Most homes need one at move-in, after a renovation, before a move-out, or when maintenance visits have stopped keeping up. After that, a recurring clean holds the standard, and a deep clean becomes an occasional reset rather than a regular cost.
Does the deep clean include inside the oven and fridge?
Yes, both are part of the scope. Interior windows, balconies and inside cabinets are quoted with the booking. If you want the full list in advance, the deep cleaning checklist walks through it room by room.
