Is Your New Apartment Really Clean, or Just Appearing That Way?

A suite can pass a viewing and fail a white-cloth test in the same afternoon. Most of what a previous tenant leaves behind sits above eye level, below the carpet pile, or inside a cabinet you never opened. Here is what to check, how to test it in under a minute, and the order to clean it in before the boxes arrive.

Clean-looking is not the same as clean

A showing clean is built for the eye. Lights on, blinds open, surfaces wiped at hand height, and the suite smelling faintly of citrus. None of that tells you what is on the top of the kitchen cabinets, in the grout at the base of the shower, or in the pad under the bedroom carpet.

Two things hide dirt very well: dim light and fresh paint. Landlords repaint between tenants because it is the cheapest way to make a suite feel new, and paint goes over a grease film on a range hood surround as easily as it goes over clean drywall. The film is still there, under a thin skin of eggshell.

The other issue is time. Wiping a suite down for photos takes about twenty minutes with a cloth and a spray bottle. Cleaning it for living takes four hours. You are inheriting the difference, and you will find it with your hands, not your eyes.

What the previous tenant actually leaves

Residue you can feel

Run a dry finger along the top edge of the fridge door. If it comes away tacky, that is cooking grease with dust bound into it, and an all-purpose spray and one pass will not lift it. It needs a degreaser and a dwell time of a few minutes before anything is wiped. The same film sits on cabinet fronts above the kettle, the underside of the range hood, and the light switch outside the bathroom.

Residue you can smell

Run the bathroom fan for a minute, then the kitchen tap on hot for thirty seconds. If the drain answers back, you are smelling biofilm in the P-trap and the tailpiece: hair, soap and skin cells from someone else’s two-year tenancy. It comes back on warm humid days, and a sink that smells on move-in day will smell considerably worse in July.

The eight places to check

Open every door, pull every drawer out, and look up. In rough order of how often they are missed:

  1. Inside the kitchen cabinets, top shelf first. Steam carries grease upward, so the highest shelf is usually the worst.
  2. The range hood filter. Hold it to a window. If light does not pass through the mesh, it is holding grease that drips back onto the stove.
  3. The top of the fridge and the gap beside it. This is where a broom goes to die, along with a year of dust.
  4. Bathroom grout at the floor line and around the toilet base. Dark grout near the floor is rarely shadow and rarely mould. It is soil held in porous cement.
  5. The toilet hinge caps and the bolts at the base. Pop the caps off with a flathead. Nobody cleans under them.
  6. Window tracks and patio door rails. Most of that grit is fine silt from rain-splashed shoes and street dust.
  7. Carpet traffic lanes, especially in front of the couch, beside the bed and at the entry, where the pile is flattened and holding soil at the base of the tuft.
  8. The washing machine door gasket and detergent drawer, plus the dishwasher filter under the bottom rack. Front loaders trap lint and moisture in that fold, and that is where a small suite’s smell usually starts.

How to test a surface in sixty seconds

You do not need a cleaning kit to find out whether a suite is clean. You need a white cloth, a torch, and five minutes.

Test What it tells you Where to use it
Damp white microfibre, one firm pass Yellow or grey transfer means a film you would otherwise have spread around the suite Cabinet tops, baseboards, fridge top, door frames
UV or blacklight in a dark room Protein and pet residue glows pale yellow-green; old accidents show as rings rather than spots Carpet, around the toilet base, mattress seams
A drop of water on grout Beads up and sits there means sealed. Darkens and sinks in means unsealed and holding moisture Shower floor, tub surround, kitchen backsplash
Hot water down the drain, then smell Tells you whether the odour is in the trap rather than the bowl Kitchen sink, bathroom sink, tub overflow

Why Vancouver suites fail this test more often

Three local conditions make it worse. Rain: grit comes in on shoes and stays in the tracks and the entry carpet, and wet grit works deeper into pile than dry. Damp: a suite with the windows shut from October to April holds humidity, and rental carpet holds it too, which is why the musty smell usually shows up in the bedroom closet before anywhere else. Older stock: character buildings in East Vancouver and Mount Pleasant often have narrow-plank original floors, single-pane windows and radiators, and every one of those has a ledge for dust.

Then there is smoke season. Fine particulate settles on sills, on top of the fridge, on the blinds. It is invisible until you wipe a sill with a white cloth and the cloth turns grey.

The move-in clean, in the order that works

Before the furniture arrives

Do the condition report walk-through first, in daylight, with your phone. Photograph every mark, chip and stain, and email the set to your landlord the same day so the record is timestamped. Then clean, because a clean suite is the only way to tell damage from dirt.

Work top to bottom, dry to wet, back to front. Vacuum the ceilings and corners with the brush attachment, dust every horizontal surface, clean the light fixtures and fan covers, then do the wet work. Wash floors last. If you wash them first you will be washing them twice, and the second time will be on your knees. The room-by-room cleaning checklist breaks the same order down per room if you want it in front of you.

What to leave to someone else

Two jobs are worth paying for: carpet extraction and grout. A rental carpet with years of foot traffic needs hot-water extraction, not the grocery-store rental machine that leaves the pad too wet and the smell intact. Grout needs steam or a stiff brush with dwell time, and a half-done job makes a bathroom look worse than it did before.

What it costs in Vancouver

A move-in clean is a move-out clean pointed the other way, so the published price is the same: $329 to $549 for possession day, about four hours for a typical one or two bedroom suite. A full home deep clean runs $349 to $549 and covers the inside of cabinets, appliances, grout and tracks rather than the surfaces only. If the suite has been lived in hard, that is the one to book.

Ongoing, recurring home cleaning starts at $119 for a one bed, one bath and reaches $179 for four or more bedrooms, at roughly two hours a visit. That is the service that stops a rental needing another deep clean every spring. Pricing is flat rate and shown before booking, and you pay after the clean.

Frequently asked questions

Is it normal for a landlord to hand over a suite that has not been deep cleaned?

It is common. The tenancy agreement and the condition report are what set the standard, and both usually describe cleaning in some detail. If the suite is dirtier than the report describes, say so in writing the same day, with photos, before you start unpacking. Rules change, so confirm current details on the RTB website.

How long does a move-in clean take?

About four hours for a one or two bedroom suite done properly, longer if the carpet needs extraction or the grout needs steaming. Two people working top to bottom will usually finish a one bedroom in about half that.

Should I clean before the movers arrive or after?

Before, every time. Once furniture is in, the inside of the cabinets, the baseboards and the carpet edges are effectively gone until you move out again.
