Strata & Common Area Cleaning in Vancouver
The shared spaces decide how a building feels. Lobbies, corridors, stairwells and parkades kept to a standard residents notice — on a schedule that keeps them out of the way.
What common-area cleaning covers
Strata work is judged on the parts of a building nobody is responsible for individually. The scopes we quote usually include:
- Lobby and entrance: floors, glass, door hardware, matting and mail areas
- Corridors and hallways: vacuum, mopping, edges, wall spot-cleaning
- Stairwells: treads, risers, handrails, landings and corners
- Lifts: floors, panels, mirrors and tracks
- Garbage and recycling rooms: surfaces, bins, odour control, floor washing
- Parkades: sweeping, spot mopping, entry and exit areas
- Amenity rooms: gym, lounge, party room or meeting space, cleaned to the same standard as the lobby
- Interior glass, light fixtures and vents on a rotating schedule
Exterior windows, pressure washing and landscaping fall outside this scope — if you need those, ask and we will tell you whether we can cover them or whether they belong with a specialist.
Working with a strata council or property manager
Most of our strata relationships run through a property manager or a council member who becomes the single point of contact. That person gets one clear scope, one schedule and one invoice, rather than a series of ad-hoc visits nobody can track.
It also helps to settle three things before the first visit: who holds access, what the quiet hours are, and who signs off on extra work. Deciding those up front avoids most of the friction that comes later.
Scheduling around residents
A building is never empty. Corridor work gets noisy and lobby work gets in the way, so scheduling is part of the service: mornings for lobbies before the working day, mid-week for corridors, and garbage rooms timed to avoid collection days.
If a resident event, an inspection or a repair is coming up, tell us and we will move the visit rather than clean around contractors.
What a quote covers
- Building size, number of floors and number of common areas
- Lifts, parkade levels and garbage rooms
- Floor types — tile, carpet, vinyl, concrete
- Frequency: weekly, biweekly, or periodic deep work
- Access arrangements and any on-site caretaker
You receive a fixed price for the agreed scope. Additional floors or extra visits are quoted separately, not absorbed into a vague hourly rate.
Individual unit turnovers
Common-area cleaning is separate from what happens inside a suite. When a strata lot changes hands or a tenant leaves, that is a move-out and possession day clean, priced by the size of the unit and booked online.

Questions
Do you clean whole buildings or just common areas?
Common areas are the standard strata scope: lobby, corridors, stairwells, lifts, amenity rooms, garbage rooms and parkades. Interior suite cleaning is arranged separately.
Can you invoice the strata corporation?
Call to arrange billing before the first visit. We will agree who the invoice goes to — the strata corporation, the management company, or a council member.
How often should common areas be cleaned?
It depends on the building: foot traffic, floors, number of units and amenities. A weekly visit suits most mid-size buildings; busy towers often need twice weekly, and smaller buildings do well on a biweekly schedule.
Do you need keys or alarm codes?
Access is agreed in advance — a key, fob, or a caretaker who lets us in. We do not store codes in notes attached to a booking.
Can you handle a one-off clean before an AGM or inspection?
Yes. One-off work is quoted the same way as a regular schedule, with the scope agreed beforehand.
Do you cover exterior windows and pressure washing?
Not in the standard common-area scope. Ask during the walkthrough and we will tell you honestly whether it is something we can take on.
